Albert Lea took care of all kinds of construction and development that took place this summer.

Here is an update on current projects:

Sky Flats (at the former Marketplace Foods)

Interior demolition has started on the old Marketplace Foods building, which is slated to become Sky Flats, a market-priced 50-unit housing complex with one and two-bedroom units.

Albert Lea city planner Megan Boeck said the project, which is being developed by Coldwell Banker Commercial, aims to eradicate the plague in the community. Boeck said the building envelope will remain but will be rebuilt.

The building is being developed by Coldwell Banker Commercial / Northwest Development Group.

Blazing Star Soil Remediation /new apartments

Teams continue to work to clean up the soil on the future site of a 48-unit apartment building in the southern part of Blazing Star Landing, the former Farmstead Foods site. This week, crews were hauling clay from a Medford pit for use in a proposed pond excavation area.

The city received a $ 1.4 million cleanup and contamination investigation grant from the Minnesota Department of Employment and Economic Development to move toward remediation. City engineer Steven Jahnke previously said the contamination would come from a pile of coal ash that Wilson & Co. previously owned on the southern part of the property.

Boeck said the soil remediation is only expected to take a few more weeks, and construction is expected to begin shortly thereafter, this fall.

The building, developed by Unique Opportunities LLC of Fergus Falls, will consist of one and two bedroom units. The majority of housing will be market rate housing, with 20% of housing being available to people at 50% or less of the region’s median income.

Lake Lofts (in the old VFW building)

Interior demolition has started on the old VFW building on Clark Street, which will be converted into 20 market-priced loft-style apartments.

Boeck said Apple Valley Par-10 developers have applied for and received historic tax credits for the building and received a certificate of adequacy from the Albert Lea Heritage Preservation Commission to ensure the facade will remain of historical nature. The developer is still working on approval for the exterior remodel.

Boeck said the project includes not only the old VFW building, but also the neighboring building at 127 E. Clark St.

Vortex cold storage

Construction is underway on the 14th Street site that will become the new 168,000 square foot Vortex cold store.

Boeck said the building permit has been issued and the company has all of its approvals.

She said the city and the Albert Lea Economic Development Agency have worked hard to attract the business to Albert Lea and have provided grants and incentives for economic development. The project also received funds from DEED for job creation.

The project is expected to create 26 new jobs.

The building will have Safe Quality Food certified storage at controlled temperature, ranging from 40 degrees to 20 degrees below zero, as well as other customizable warehouse services.

Reconstruction of avenue du pont

According to the update shared in the city’s weekly email, work on Bridge Avenue this week included concrete work and an aggregate base between Richway Drive and the Goose Creek crossing, as well as roadworks. street lighting and traffic lights on the same stretch.

Between Goose Creek and Troy Road, crews carried out work on the water main, sanitary sewers and storm sewers.

Next week’s work is expected to include the following:

• Installation of the aggregate base and concrete works between Eastgate Road and Glenview Road

• Public lighting works between Eastgate Road and Glenview Road

• Waterworks and sanitary sewer works between Troy Road and Hammer Road

The update stated that the Hammer Road intersection will be closed starting the week of September 6.

At this point, the detour for all vehicles is to take Plaza Street and Richway Drive.

Eastbound traffic on Hammer Road should use YH Hanson Avenue and Hershey or Sykes streets.

The closure at the Hammer intersection is expected to take approximately seven weeks.

Edgewood, St. Peter, Stanley and Ulstad reconstruction of avenues

The crews have prepared this week for the turf to be placed next week.

The project included the removal and replacement of the pavement, curb and gutter, sidewalk, sanitary sewer, storm sewer and main pipe.

The $ 1.83 million project is funded by appraisals, general bond bond funds, and water and sewer funds.

Neighborhood improvement project

No work has taken place this week on this project, although pavement removal and replacement on Michaelle Lane is tentatively scheduled for the week of September 7-10.

The project included milling and siding and various sidewalk replacements on portions of Wilson Street, Stevens Street, Oakwood Terrace, Waldorf Road, David Drive, Kevin Drive, Kenneth Drive. , Eunice Drive and the bituminous reconstruction on Michaelle Lane.

Plaza Street Culvert Replacement

The contractor will begin removing the roadway and digging the temporary canal adjacent to the existing culverts on Plaza Street next week. The work is expected to take about three weeks.
