Located in the traditional Mountain Trails luxury neighborhood of Summerlin, the completely renovated two-story estate on Glenrock Drive is priced at $4.75 million by Anthony Spiegel with Ivan Sher Group, Berkshire Hathaway HomeServices Nevada Properties.

“We’re in an economy where you can buy a house like this for what I think is below replacement cost,” Spiegel said. “I promise you that building to this level of quality would cost more than it would cost to buy it today.”

Based on price, it reflects $725 per square foot compared to over $1,000 per square foot at The Ridges, a new Summerlin community.

“Right now you can buy a house at 25-30% off The Ridges, on a lot bigger lot,” Spiegel said. “The value proposition is important.”

According to Spiegel, the property, when sold, will be the highest price per square foot ever traded in Mountain Trails. Glenrock Drive represents a trend Spiegel sees happening in the valley’s more established luxury neighborhoods.

“It’s the next evolution of the flip business,” Spiegel said. “Where someone walks in and rethinks what home could be.”

The sophisticated 6,729 square foot property sits on a sprawling half acre. It features five en-suite bedrooms including two master suites, six bathrooms, an office/gym, an upper-level bonus room, and incredible finishes including over 7,000 square feet of hand-laid white French limestone.

“We wanted to use something that was forever material,” owner Levi Streiter said of the limestone used throughout the property. “It gives it that particular Mediterranean feel but still has that contemporary look.”

Levi and Shany Streiter bought the house in 2021 with the intention of reinventing the neglected property.

“We couldn’t believe what the home prices were compared to other large custom homes on half-acre lots we see in other areas,” said Distributor Owner Levi Streiter. wholesale medical supplies. “It was lower than it should have been, so I decided to take a chance.”

The Streiters invested more than $2 million to completely renovate the 23-year-old property. The vast project lasted more than 10 months.

“This is classified by the city as new construction,” Streiter said. “There’s nothing we haven’t touched. We have chosen beautiful, functional and high quality things. Some people told me I was spending too much,” he said. “I’d rather do it right than cut corners.”

Once construction began, the ambitious project consisted of demolishing the interior down to the half-timbering. Alterations include rebuilding the staircase and landing, redesigning an upper hallway, installing new windows and doors and reconfiguring the kitchen.

“I tried to make the house something where if I lived here I would like to,” Streiter said. “Everything went as I hoped.” As general contractor, Levi Streiter performed most of the project supervision. Shany Streiter helped with interior design.

“I was surprised at how much work it was,” said Levi Streiter. “At the peak, I was spending 12 to 16 hours a day. I’m glad I’m done.

However, some parts of the home renovation required specialist help. The couple hired a general contractor midway through the project due to the city’s requirement that only a licensed general contractor can make structural changes.

The biggest challenge of the project was removing a centrally located walk-in pantry to create an open main living area. The pantry served as a load-bearing support for the upper level, requiring reinforcement of the space.

“We removed the pantry and installed a 40-foot steel beam running from side to side of the house,” said Streiter. “So it supports the high ceiling and the greater span of the room.”

The Streiters have transformed the outdated Mediterranean interior into a modern, bright and sophisticated Mediterranean retreat. The cohesive design incorporates luxurious natural materials and vibrant neutral colors. The main level features an abundance of natural light flowing through oversized custom Bella Vista windows and doors.

“I love the new windows and doors in the house,” said Streiter. “It gives it a totally different feel, very light and airy.”

Entry through the large double glass door flows into a spacious formal living space adorned with 30 foot ceilings. The space’s expansive 20-foot pocket doors frame views of the incredible outdoors while providing seamless indoor/outdoor living.

Striking white Cristallo quartzite countertops contrast with warm brown Cleaf of Italy custom cabinetry in the sleek gourmet kitchen and Dacor graphite stainless steel appliances. Elevating the modern aesthetic, the space features gold accents of Brizo light fixtures, RH pendants, and linear cabinet pulls.

“We opened up the kitchen and added more modern features like a walk-in pantry,” Streiter said. “We made white countertops the main element, then decided to use black elements to give it that touch.”

An oversized 12-foot cascading center island separates the kitchen from the inviting great room. It has a secondary fireplace in blued marble.

An upper-level master suite features a kitchenette, his and hers closets with built-ins, and a private balcony overlooking the lush courtyard and pool deck.

Her luxurious soaking tub features a ThermaSol steam shower, heated marble flooring, and a freestanding 1,200-pound concrete tub from Native Stone. Streiter moved the plumbing and reinforced the floor to accommodate the steam shower and tub.

“The bathtub has won design awards,” said Streiter. “We had to raise it with a crane. It’s not moving.”

The exterior has undergone a complete transformation. Sage Design Studios, a landscape architecture service, has planted more than 1,000 plants and trees on the significant property.

“You won’t find the outdoor court anywhere else in Vegas,” Streiter said. “I’m positive about it.”

The lush backyard design features a new pool and spa surrounded by elegant white French limestone flooring. The outdoor kitchen features a 12 foot quartzite island with new and upgraded Coyote appliances. A gazebo filled with misters to cool off on hot summer days provides a cozy conversation space.
